Is the projected new skyscraper for Battersea coming to an end?
It appears that one of the most contentious planning sagas in recent memory has come to an end. In Battersea, a huge new mixed-use tower was to be built. However, the proposal faced a significant, well-publicized criticism. Proposals
Wandsworth real estate investmentFor a number of years, there have been plans to construct on the location near the southern end of Battersea Bridge. In 2022, architects Farrells were tasked with designing it. In 2024, plans were presented to Wandsworth Council. During the pre-application phase, the original plan to construct a 39-story skyscraper was reduced to 36 stories and a smaller, 13-story building. Before the complete application, an additional two stories were removed. The final plan was for a 29-story, 100-meter-tall skyscraper with a 20-story shoulder block. It would include a restaurant with a view of the river, office space, and 110 houses, half of which would be affordable.
As previously mentioned, there was a significant response against the plans. Locals and heritage organizations, including some well-known figures, voiced more than 2,000 complaints. Mick Jagger, a longtime local, signed a petition and voiced his strong disapproval of the plan. Most importantly, the largest worry was that the development would permanently alter the landscape. Concerns were also raised regarding the detrimental visual effects on neighboring historical sites.
In April 2025, Wandsworth Council finally decided to reject the plans. Notably, the height was criticized. The proposal’s noncompliance with the local plan and the determination that the property should be used for mid-rise buildings in line with the area further caused outrage. Recent ruling
The developer Rockwell decided to file an appeal with the Planning Inspectorate in response to the decision to reject planning clearance. Nevertheless, they decided to reject the appeal. The scheme’s advantages, such as the fact that it produced a sizable number of new dwellings, were acknowledged, but its drawbacks could not be disregarded.
It is interesting to note that Rockwell had previously taken action, requesting that the appeal be recovered and that Secretary of State for Housing, Communities, and Local Government Steve Reed make a decision. However, the Planning Inspectorate’s ruling prevents this from happening at this time. The plans are all but doomed as a result.
In the future, it will be fascinating to watch whether any fresh plans are made for the location. The planning story highlights the significance of taking into account site designations, local plans, and the effects on historic environments. Planning approval is more likely to be granted for a new mid-rise construction proposal, particularly if it includes a significant number of affordable housing units.
